What StageMLS is

StageMLS is an AI virtual staging tool for real estate listing photos. You upload a room photo, choose a furniture style, and StageMLS generates a staged version of that photo. Batch mode applies one locked style across up to 30 photos in a listing. The free tool requires no account — we only ask for an email address if you join the early-access waitlist or contact support.

Your photos

You retain all rights to the photos you upload. By uploading a photo, you grant StageMLS a limited license to process that photo solely to generate your staged render and run the automatic quality check. You attest that you own the photo or otherwise have the right to use and modify it — for example, as the listing agent or with the photographer's permission. Don't upload photos you don't have the right to use. This representation applies the same way to every render — free-tier previews and the 3-photo batch demo included, not only paid renders.

Disclosure is your responsibility

Whether and how you disclose that a listing photo has been virtually staged is governed by your MLS's rules and applicable state law, not by StageMLS. Requirements vary — some boards require only a text-field disclosure, others require you to apply a disclosure inside the board's own MLS system (for example, ARMLS's Flexmls "Digitally Altered" feature), and some states (California's AB 723, for example) require a written disclosure plus a publicly accessible link or QR code to the unstaged original. StageMLS provides assets to help you meet common requirements — an optional "Virtually Staged" watermark, disclosure copy, and an original + staged photo pair with every render — but applying your board's specific disclosure mechanism, publishing the original where state law requires a public link, and confirming what your specific MLS and state require is your responsibility as the listing agent or photo owner.

How photos are processed

Your photo is resized in your browser, then sent through our AI rendering pipeline solely to generate the staged image and the automatic quality check. We do not store your photos on our servers; in batch mode the first staged render is briefly cached (deleted within 24 hours) to keep furniture consistent across a listing. We never sell your photos or renders, or use them for advertising. See our privacy policy for the full detail on data handling, including the specific subprocessor that renders your photos.

No warranty on render quality

StageMLS's renders are generated by AI and provided "as is." We run an automatic quality check that compares each render against your original photo and re-generates renders that drift on architecture, windows, or flooring, but we do not guarantee that every render will be free of visual artifacts or will match your expectations. Review each staged photo before using it in a listing.

Renders and refunds

Free-tier renders are limited per day and carry a preview watermark; no payment is involved. If a paid render fails to complete or fails the automatic quality check after retries, the render quota it consumed is refunded automatically — you are not charged for renders that didn't produce usable output. Pricing and payments

StageMLS is currently in early access: paid checkout for the $19 USD Listing Pack and $49 USD Pro plan (as listed on our pricing page) is not yet open, and requests to purchase are routed to the early-access waitlist. These terms — including the no-warranty, refund, and liability sections above and below — take effect for paid usage the moment checkout goes live, without requiring a separate agreement.

Digital fulfillment: access, recovery, and expiration

Paid render credits are a digital product delivered immediately: they're active as soon as checkout completes, with no separate activation step or waiting period. StageMLS doesn't use accounts or passwords — a completed purchase is tied to a pass id stored in your browser and to the checkout-confirmation page's claim link. If you clear your browser data or move to a new device, use the recovery page with the email you paid with to get your credits back on the new browser.

Listing Pack credits are a one-time purchase and do not expire on a calendar basis — they remain available until used, or until access is lost (recoverable as described above). Pro plan render credits reset each billing period and do not carry over to the next one; see our refund policy for how unused credits are handled on cancellation.

Renders run while your browser tab is open. If you close the tab or lose your connection while a render is in progress, that specific render may not complete, and its credit is refunded automatically if it doesn't — keep the workspace tab open while a listing is running, and check your credit count on the listing page if you're ever unsure. We plan to make render jobs durable across a closed tab (queued and resumable server-side); that is not live yet, and this section reflects current behavior, not the planned improvement.

Limitation of liability

To the maximum extent permitted by law, StageMLS is provided without warranties of any kind, express or implied, including fitness for a particular purpose. Our total liability for any claim arising from your use of StageMLS is limited to the amount you paid us for the specific listing giving rise to the claim, or $0 if you used only the free tier. StageMLS is not liable for MLS compliance decisions, disclosure choices, or how you use a staged image in a listing.

We may update these terms as StageMLS evolves. Material changes will be posted on this page with a new "last updated" date.
